Preliminary Planning Assessment
An initial technical assessment to determine whether the proposal has a feasible planning framework before moving to project stage.
It identifies constraints, risks and information gaps before moving forward with design or planning permission.
It supports the definition of the base programme and indicates the likely technical next steps.
This is a paid service. The fee for the Initial Technical Screening is €95.
The process begins once the form has been submitted and payment has been confirmed.
If any information or documents are missing, they will be requested later at no additional cost.
Two ways to get started
The Preliminary Planning Assessment can begin either with a defined proposal or with an initial question about what may be possible.

The client receives a concise PDF report including the preliminary assessment, identified risks, information gaps and technical next steps.
The work begins once the minimum required elements have been validated and payment has been confirmed.

Scope and limits of the Preliminary Assessment
The Preliminary Planning Assessment is an initial technical assessment intended to support decision-making, with clear limits and no promise of approval.

What it does not replace
It does not replace a PIP, planning permission procedure, prior communication, architectural design project, municipal opinion or due diligence process.

It does not guarantee approval
It does not guarantee planning feasibility, approval, consent or acceptance by any public authority or other entity.
Planning constraints

The assessment of REN, RAN and administrative easements is preliminary and may require confirmation by the municipality or a specific technical opinion.
Matters requiring further assessment

Heritage, SCIE, archaeology, REN, RAN or special constraints may require a dedicated technical assessment, a technical opinion, a specific report or a more detailed framework analysis.
